Mead Brown is a full-service Costa Rica vacation rental marketing and property management company for the Central Pacific Coast area of Costa Rica, including Punta Leona, Los Sueños Resort & Marina, Herradura, Jaco and Manuel Antonio. We specialize in marketing and managing Costa Rica rental homes and in cleaning and maintaining residences.

We provide unlimited services to investment property owners. Our strengths are in travel and tourism marketing, real estate management, vacation rentals, seasonal rentals, month-to-month leasing, contract administration, accounting and bill paying, housekeeping and maintenance. Mead Brown delivers prompt and reliable service to owners and other professionals who serve owners (e.g. accountants, attorneys, auditors, brokers, contractors, vendors, etc.).

We participate in travel and tourism, property management and real estate seminars, are members of professional associations, and subscribe to professional publications in order to stay up-to-date with the ever-changing ways in which to market and manage your property.

Our Services

Our property management services fall into two categories: Vacation Rental Property Management, which is our program to efficiently and effectively market and rent your property on a short- or long-term basis in order to maximize the return on your investment and Home Check, which is our property watch service for homeowners who are away or who have projects they’d like us to manage on their behalf.

Vacation Rental Property Management
Our objective is to help you achieve the maximum return on your property investment. Property owners who enlist their rentals in our program enjoy many benefits:

Comprehensive Marketing Program. Mead Brown’s vacation rental service begins by promoting your rental property through our international marketing program. Our marketing is based on thorough, up-to-date research and our marketing expertise developed over twenty years. Michael Brown’s marketing clients have included some of the world’s leading brands, such as Nike, U.S. State Department, Starbucks and Bass. Our marketing service allows you to share in the advantages of worldwide promotion and the opportunity to generate substantial revenue when you are not using your home. Our 2007-2008 marketing campaign includes Google, Yahoo, and MSN web and search ads, as well as print ads in the publications read by our targeted niche markets. Our website is maximized for internet search engines to help ensure that when people search online for a vacation rental, yours is among those they consider. Mead Brown photographs every vacation rental and uploads several pictures along with a property description onto our website at www.meadbrown.com.
Performance Based Management Fee. Mead Brown’s vacation rental fees are based on a percentage of the gross rental income of each property. Any additional costs are detailed in our management contract.
Reservations. Mead Brown’s professional staff handles all aspects of renting properties, sending out confirmations, collecting deposit and rent money in advance, coordinating keys and tending to last minute details.
Check-In/Check-Out and Cleaning Services. We arrange for guests to check in to their vacation accommodations at a given time, carefully coordinating the housekeeping so that the rental will be thoroughly cleaned for their enjoyment and then serviced daily throughout their stay.
Concierge Services. Arrange for airport transfer, rental car, private chef, fresh flowers, catering, special event and whatever the guests desire.
Tours & Adventures. We know the best providers and can book your guests for sport fishing, canopy tour, volcano tour, horseback riding and so much more.
Maintenance. Mead Brown offers its Costa Rica vacation rental guests emergency maintenance as well as providing our owners regular property inspections. Our experienced vendors can handle any repair, regardless the size or scope.
Online Booking and E-Commerce. We are one the few vacation rental firms in Costa Rica with a Web site equipped for secure, online reservations and payment processing by credit card or e-check.
Accounting /Reporting. Mead Brown provides monthly reports which detail rental activity and expenses so that each owner may closely track the financial performance of their property.

We strive for and achieve the highest levels of performance, for property owners and for vacationing guests. We are accountable to you, to maximize your net rental income, and to vacationers, to provide them with comfortable, clean and fully-functioning accommodations.

The property rental commission includes all of the following:

Marketing the property through advertising in magazines, newspapers, Web ads, signage and through our own and third-party vacation rental sites
Daily maid service while rented
Laundering the linens (including bed sheets and pillowcases but not blankets and bedcovers), bath linens (bath towels, face cloths and hand towels) and kitchen linens (dish cloths and dish towels)
Neutrogena® brand bath products (shampoo, hair conditioner, glycerin facial soap, Rain Bath, body lotion, French-milled bath soap), vanity kit (cotton swabs and cotton balls) and a sewing kit for guests
Dish soap, dishwasher detergent, laundry detergent and kitchen hand soap for guests
Dry goods: paper towels, toilet paper, facial tissue, and plastic trash bags.

Updating and maintaining the individual property’s “Vacationers’ House Handbook,” the reference guide for renters which contains specific information about that particular property (how things work, where things are located), as well as information about local grocery stores, shopping, restaurants, beaches, transportation, activities and outings (horseback riding, sport fishing, zip line canopy tours, spa treatments, etc.)

Additionally we will:

Perform general maintenance, such as changing air conditioning and water filters
Process Visa, MasterCard and Discover credit cards
Work with local and international travel and real estate agents to book your property

And at no additional cost, you will be able to:

Check availability and reserve your property for yourself online
Review and print electronic financial reports
Receive monthly electronic deposits of your net income directly into your bank account

Home Check

Basic service includes the weekly outside and inside inspection for leaks, insects, mildew, plumbing or electrical problems, bill payment, serving as the local contact for your monitored alarm system, and pick up and forwarding of mail and packages.
We may also provide routine services such as lawn care, swimming pool maintenance and pest control.
Special projects can be managed on your behalf. Most of these services are out-sourced; we will contract for them on your behalf and manage them for you. These include:
